LEED & ESG Analytics for Commercial Buildings
AiTLEED — close the gap between your sustainability commitments and your certification evidence.
Automated LEED credit tracking, ESG reporting, and certification-readiness scoring — connected to your building systems so your sustainability team stops chasing data and starts demonstrating progress.
LEED certification is not a one-time event. Tenants and investors treat it that way.
Commercial real estate buyers, institutional tenants, and ESG-mandated lenders increasingly screen for LEED status and verifiable ESG performance data. The problem is that most LEED documentation is assembled manually once every few years — pulling from utility bills, commissioning reports, and occupancy surveys in a fragmented sprint that consumes weeks of your sustainability team’s time and still leaves gaps.
AiTLEED changes the model: instead of assembling evidence at certification time, you generate it continuously.
What it tracks
AiTLEED connects to your building data sources — metered consumption, BMS outputs, occupancy systems, and procurement records — and maps them automatically to LEED credit categories:
- Energy and atmosphere — EUI tracking, demand-response participation, renewable energy sourcing, commissioning schedules.
- Water efficiency — metered usage versus baseline, leak-event logging, irrigation controls.
- Indoor environmental quality — CO2 and particulate monitoring tied to ventilation performance.
- Sustainable sites and transportation — occupancy-weighted commute data, EV charging utilization, stormwater management records.
- Materials and resources — waste diversion rates and procurement documentation for credit EA credits.
ESG reporting output
The reporting engine produces outputs aligned to GRI Standards 302, 303, and 305 and generates the asset-level datasets required for GRESB submissions. Scope 1, 2, and market-based Scope 2 figures are calculated automatically from metered inputs.
Who it is for
Sustainability managers and ESG leads at CRE firms, institutional owners, and REIT portfolios where LEED status and ESG disclosure are tied to tenant retention, financing terms, or regulatory obligation.
AiTLEED is currently in beta. Book a session to walk through your portfolio’s current certification status and where the fastest gains are.
LEED credit tracker
Maps live building data — energy, water, indoor air quality, transportation, materials — to specific LEED v4 and v4.1 credits. Shows current point totals, gaps to next certification tier, and the highest-value credits still within reach.
ESG reporting engine
Pulls from metered consumption, occupancy, and equipment data to produce GRI 302/303/305-aligned disclosures and GRESB submission-ready datasets. Eliminates the manual aggregation sprint before every reporting cycle.
Certification readiness score
Continuous scoring against the full LEED checklist with red/amber/green status per credit category. Surfaces documentation gaps and prerequisite failures before your certification review — not during it.
Multi-building portfolio view
Rolls certification progress, ESG metrics, and compliance obligations across your entire portfolio into one dashboard. Prioritizes which buildings have the fastest path to a certification upgrade or a new certification tier.
